We offer conforming loans, including conforming long term, fixed rate, balloons and adjustable loans that meet Fannie Mae and Freddie Mac loan limits and property and borrower guidelines.

Jumbo loan amounts, currently loan sizes over $417,000 are available in fixed and adjustable rates.

No Income Verification loans are ideal for the self-employed with good credit, loans where borrowers agree to put down 10 to 25% equity in exchange for reduced documentation requirements.

Imperfect Credit Loans allow borrowers with less-than-perfect credit to qualify for competitive interest rates to purchase or consolidate debt and lower monthly payments or to make home improvements.

VA are government guaranteed long term fixed and adjustable rate loans. 

Home equity loans are available for home improvements, to make a major  purchase or consolidate debt. Products include equity lines of credit with rates tied to prime and fixed rate seconds.

Lot loans are available with a minimum of 20% down.

Bridge financing is available if you've found the perfect new home but haven't sold your current primary residence.

Interest only options are available with as little as 5% down and no PMI (Private Mortgage Insurance) with a rate based on prime. Fixed and adjustable rates also available with an interest only option. Great for a low monthly payment to improve cash flow or divert to other bills or investments.

Reverse mortgages let older homeowners tap the equity in their home and receive cash proceeds. Unlike traditional equity loans, no repayment is required until the home is no longer the primary residence. There are no income, asset, employment or credit requirements to participate.
